Xypex Modified is a cementitious coating that can be used for both horizontal and vertical surfaces. The product can also be used for waterproofing basement walls Constructed with cinderblock. Xypex Concentrate should be applied first, followed by Xypex Patch N' Plug for any holes, and then Xypex Modified for a hard finish. It is better than other surface products because it penetrates and generates crystals that go deep into cement and cinderblock and can withstand extreme negative pressure. Drylock may promote mold growth. The coverage rate for each coat is 6-7.2 sq. ft. per lb, so a 60lb pail will cover approximately 396 square feet.
